Noida Extension: Located at GH-02, Sector 16C, Greater Noida West, Palm Olympia is a large residential development designed by Design Forum International (DFI) to combine high-density urban housing with expansive landscaped areas and community-focused amenities.

Spread across approximately 25 acres, the project is planned as a premium residential community surrounded by greenery while remaining connected to the wider infrastructure of Noida and Greater Noida.

The development responds to the rapid urbanisation of Greater Noida West and the residential requirements of working professionals, entrepreneurs and nuclear families moving into the region.

Residential Living Surrounded by Greenery

Landscape and open spaces form a central part of Palm Olympia's planning strategy.

The apartments have been positioned to maximise views towards the surrounding landscape, with large windows and generous balconies bringing daylight, ventilation and outdoor views into the residences.

Instead of fragmenting the primary green areas between multiple towers, the planning consolidates a significant portion of the open space into a large central landscaped zone.

Smaller green pockets and community spaces are distributed throughout the development to provide more intimate areas for residents to meet and interact.

Plus-Shaped Towers Improve Planning Efficiency

One of the project's defining architectural features is its plus-shaped residential tower configuration.

The typical cluster accommodates eight apartments around a central core, primarily comprising 2 and 3 BHK residences.

Each of the four wings contains two units, while a pair of lifts and two staircases serve the eight apartments.

This compact arrangement reduces the amount of floor area required for circulation while allowing individual residences to receive natural ventilation, daylight and greater visual privacy.

Multiple plus-shaped towers can also be combined to create different geometric configurations across the site.

Central Open Spaces Shape the Master Plan

The tower arrangement creates a largely peripheral built form, allowing substantial open spaces to be consolidated towards the centre of the development.

This strategy creates a stronger visual relationship between the residences and landscaped areas while providing residents with larger shared recreational spaces.

In addition to the plus-shaped towers, the development includes a Y-shaped tower configuration for larger 3 and 4 bedroom residences.

East-West Orientation Maximises Natural Light

Palm Olympia's towers are strategically aligned along the East-West axis to improve access to natural light across residential units and central spaces.

The rectangular site, which tapers towards one end, has been used to establish a linear tower arrangement while optimising the available frontage.

Large windows and balconies further enhance daylight penetration and views of the landscaped surroundings.

Sports and Recreation Integrated into the Development

A dedicated sports strip runs along the southern edge of the site, accommodating major outdoor sporting activities.

Ramps and walkways are complemented by MS pergolas, creating defined pedestrian and recreational zones throughout the development.

At the centre of the community amenities is an outdoor swimming pool surrounded by recreational facilities, children's play areas and lounging zones.

Additional provisions include a gymnasium, crèche, banquet facilities and restaurants.

Clubhouse Designed as a Community Hub

A large double-height clubhouse provides indoor recreational and social facilities.

The clubhouse accommodates indoor badminton and squash courts, along with a large multipurpose hall.

Granite is used across the walls and flooring, while the façade incorporates Agra red stone and high-gloss windows.

A green roof extends the project's landscape strategy vertically, connecting greenery across different levels of the development.

Local Materials Shape the Architectural Character

Palm Olympia incorporates local construction technologies and materials into its architectural vocabulary.

Traditional chajjas are used across the façades as horizontal shading devices, helping protect openings from direct sunlight.

Site kerbs incorporate Agra red grit, complemented by concrete pavers across pedestrian and circulation areas.

These elements combine functional environmental responses with a material palette rooted in regional architectural practices.

Parking, Ventilation and Energy Efficiency

Vehicular parking is accommodated within the basement to preserve more surface-level space for landscaping and pedestrian activity.

Dedicated cut-outs provide the basement with natural light and ventilation.

The project also incorporates double-glazed units (DGUs) in designated areas to help reduce air-conditioning loads.

Together with building orientation, shading elements, open spaces and natural ventilation, these features contribute to the project's environmental design strategy.

Architecture and Landscape in Balance

Palm Olympia is designed around the relationship between architecture, infrastructure and nature.

Wide pathways, landscaped spaces, tree-lined roads, fountains, balconies and recreational areas create a residential environment intended to balance the requirements of a high-density development with access to greenery and community spaces.

The project demonstrates how efficient tower planning and consolidated landscapes can work together to create a large-scale residential community within the rapidly developing Greater Noida West corridor.
